PROPOSED ALTERATIONS & ADDITIONS FOR OPUNAKE COTTAGE REST HOME
  • Background

  • Our kitchen is the original kitchen when the building was converted to the current resthome and is extremely worn and tired and we are only just scraping through our audit requirements. Also, we have no facilities for families to meet in private from other people at the Cottage, plus we would also like a meeting room that can also be used for staff training and we are desperate for storage facilities. Basically we want to bring the Cottage up to the 21st Century and provide rooms with more facilities for our residents own ease of comfort with potentially a couple more double rooms and more with ensuites.

  • It is only a couple of years ago that we were constantly at full capacity and over the last 6 months we are back up to at least 85%, therefore it is critical that we maintain at least 21 rooms available at all times with our aging population.

  • These plans are still very much in the draft stage but have been able to give us an estimate of what it would cost to improve the services that we can offer to our Coastal Community.

  • The first plan shows are current floor plan and then there is suggested phases of construction.

  • We got an extremely good response from the public survey asking members of our Community about the services that would like to see available from the Cottage going forward. We received responses from almost 10% of the households within our community and were all very positive with some great ideas and suggested possible future initiatives. As a result of this and looking at the sustainability of the Cottage going forward, we need to be able to generate additional income with minimal operational expenses and to achieve this, the optimal thing would be to build some independent and semi independent units now and then later on look at moving the kitchen and providing the other facilities as in the plans to the main building below. We currently have received a grant for a couple of ensuites to existing rooms which will be done by the end of 2019. We are still waiting on legal advice as to whether we would sell or rent the units.

  • Although it would be great to be able to offer dementia units, hospital wing, dialysis unit right now it will be a lot of expense with not a guaranteed increase in revenue, therefore we propose that we keep these plans but make them stage II.

  • We would like to think by mid 2019 we can finalise the plans, and start the funding process and go out for tender by the end of 2019. More importantly, start to see action at the site hopefully by 2020.
